• "Agent" means property owners, landlords, or real estate agents listing properties
• "Buyer/Tenant" means individuals searching for properties
• "Listing" means property advertisements posted on the Platform
• "We," "us," "our" refers to Homes234

2. Use of Platform

2.1 Eligibility

You must be at least 18 years old to use Homes234. By using our Platform, you represent that you meet this age requirement and have the legal capacity to enter into these Terms.

2.2 Account Responsibilities

If you create an account or submit listings:

• You are responsible for maintaining confidentiality of any login credentials
• You are responsible for all activities under your account
• You must provide accurate and complete information
• You must promptly update information if it changes
• You must notify us immediately of unauthorized account use

2.3 Acceptable Use

You agree to use Homes234 only for lawful purposes and in accordance with these Terms. You agree NOT to:

• Post false, misleading, or fraudulent listings
• Impersonate another person or entity
• Harass, abuse, or harm other users
• Upload malicious code, viruses, or harmful content
• Scrape, copy, or misuse Platform content without permission
• Use the Platform for spam or unsolicited advertising
• Violate any applicable laws or regulations
• Interfere with Platform security or functionality

3. Property Listings

3.1 Listing Requirements

All property listings must:

• Contain accurate and truthful information
• Include genuine photos of the actual property
• State the correct price without hidden fees
• Comply with all applicable housing laws
• Not discriminate based on race, religion, gender, or other protected characteristics

3.2 Listing Approval

We reserve the right to:

• Review all listings before publication
• Remove any listing that violates these Terms
• Request additional information or verification
• Refuse service to any user at our discretion

3.3 Listing Duration

Listings remain active until the property is rented/sold or you request removal. You must:

• Update listings promptly if details change
• Remove listings when properties are no longer available
• Respond to our requests for status updates

4. Fees and Payment

4.1 Free Service

Currently, Homes234 offers free property listings. We reserve the right to introduce fees in the future with reasonable notice to users.

4.2 Third-Party Transactions

Any financial transactions between agents and buyers/tenants occur independently of Homes234. We are not party to these agreements and are not responsible for payment disputes.

5. User Interactions and Transactions

5.1 Platform Role

Homes234 is a listing platform that connects agents with potential buyers/tenants. We:

• Do NOT represent either party in transactions
• Do NOT guarantee the quality, safety, or legality of properties
• Do NOT verify the identity or credentials of all users
• Are NOT responsible for agreements made between users

5.2 User Responsibility

Users are responsible for:

• Conducting their own due diligence on properties
• Verifying property details independently
• Negotiating and completing transactions safely
• Complying with all applicable laws and regulations
• Obtaining legal advice when necessary

6. Intellectual Property

6.1 Platform Content

All content on Homes234 (design, text, graphics, logos, code) is owned by or licensed to us and protected by intellectual property laws. You may not copy, reproduce, or distribute Platform content without permission.

6.2 User Content

By posting listings or content, you grant Homes234 a non-exclusive, royalty-free license to use, display, and distribute your content on our Platform. You retain ownership of your content and can remove it at any time.

6.3 Copyright Compliance

You must only upload photos and content you own or have permission to use. We will remove content that infringes on others' intellectual property rights.

7. Disclaimers and Limitation of Liability

7.1 Platform "As Is"

Homes234 is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement.

7.2 No Warranty

We do not warrant that:

• The Platform will be uninterrupted or error-free
• Defects will be corrected
• The Platform is free of viruses or harmful components
• Listings are accurate, current, or complete

7.3 Limitation of Liability

To the fullest extent permitted by law, Homes234 and its officers, directors, employees, and agents shall not be liable for:

• Any indirect, incidental, special, or consequential damages
• Loss of profits, revenue, data, or business opportunities
• Damages arising from property transactions between users
• Actions or omissions of other users
• Unauthorized access to your information

Our total liability for any claims shall not exceed the amount paid by you to Homes234 (if any) in the 12 months prior to the claim.

8. Indemnification

You agree to indemnify, defend, and hold harmless Homes234 and its affiliates from any claims, damages, losses, liabilities, and expenses (including legal fees) arising from:

• Your use of the Platform
• Your listings or content
• Your violation of these Terms
• Your violation of any rights of another person or entity

9. Termination

9.1 By You

You may stop using Homes234 at any time and request removal of your listings.

9.2 By Us

We may suspend or terminate your access to the Platform immediately, without notice, for:

• Violation of these Terms
• Fraudulent or illegal activity
• Harm to other users or the Platform
• Any reason at our sole discretion

9.3 Effect of Termination

Upon termination, your right to use the Platform ceases immediately. Sections of these Terms that by their nature should survive termination will remain in effect.

10. Dispute Resolution

10.1 Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Federal Republic of Nigeria.

10.2 Jurisdiction

Any disputes arising from these Terms or use of the Platform shall be subject to the exclusive jurisdiction of the courts in Abuja, Nigeria.

11. Changes to Terms
